RCJ Management (“RCJ”) is a full service property management company specializing in commercial, retail, residential and multi-family property management as well as due diligence and lease administration. RCJ’s team members have managed over 2,000,000 square feet of office, retail and residential projects. Their duties in this capacity included:
A. Preparation of Annual Operating and Capital Expense Budgets
B. Preparation of Monthly Reports to include variance notes, executive summary and aged delinquency update.
C. Review and sign off on monthly Rent Roll as part of monthly statement process.
D. Maintained good tenant relations through tenant contact meetings, lunches, etc.
E. Reviewed and signed off on tenant receivables, payables, adjustments to general ledger, management fee, and tenant billings.
F. Prepared Annual Operating Expense and Real Estate Tax Reconciliations.
G. Negotiated and awarded vendor service contracts.
H. Managed Capital Expense Authorizations for Tenant Improvement projects
I. Managed process for the planning and coordination of quarterly tenant events.
J. Enforced lease provisions resulting in annual recovery of $120,000 in additional tenant reimbursements.
K. Implemented a Messenger Center at a 560,417 square foot project
L. Performed property walk-throughs.
M. Toured vacant spaces with prospective tenants.
